I, a nivell de promoci\u00f3, ajuda a diferenciar-se quan el mercat est\u00e0 saturat de propostes \u201ccorrectes\u201d per\u00f2 sense \u00e0nima.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">9) Property finder: trobar el solar correcte tamb\u00e9 \u00e9s part del projecte<\/h4>\n\n\n\n<p class=\"\">L\u2019arquitectura comen\u00e7a abans del disseny. Comen\u00e7a al lloc. Per aix\u00f2 oferim servei de <em>property finder<\/em> per localitzar el solar o el punt de partida adequat segons estrat\u00e8gia, normativa, orientaci\u00f3, microentorn i potencial real de producte.<\/p>\n\n\n\n<p class=\"\">Per a promotors i inversors, aix\u00f2 significa decidir amb m\u00e9s informaci\u00f3 i menys intu\u00efci\u00f3: triar b\u00e9 l\u2019actiu inicial redueix problemes posteriors i millora el marge global del projecte.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">10) Projecte destacat: P091, Adossat Santa Catalina (Manacor), un exemple de producte llest per al mercat<\/h4>\n\n\n\n<p class=\"\">Un bon exemple d\u2019aquest m\u00e8tode \u00e9s el Projecte P091, Adossat Santa Catalina, una promoci\u00f3 de 7 habitatges adossats amb piscina al Llevant (Manacor), plantejada en PB + 2 plantes i concebuda com un conjunt coherent, homogeni i comercialment potent.<\/p>\n\n\n\n<p class=\"\">El projecte organitza el producte amb una l\u00f2gica molt clara i venable:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"\">Planta baixa: zona de dia, cotxera i pati posterior amb piscina.<\/li>\n\n\n\n<li class=\"\">Planta primera: zona de nit.<\/li>\n\n\n\n<li class=\"\">Planta segona: bugaderia, estenedor i sol\u00e0rium.<\/li>\n<\/ul>\n\n\n\n<p class=\"\">Aquest repartiment t\u00e9 un valor directe per al promotor: \u00e9s un producte f\u00e0cil d\u2019explicar i f\u00e0cil de comparar, amb exteriors privats que eleven la percepci\u00f3 de qualitat i amb un sol\u00e0rium que aporta diferenciaci\u00f3 real.<\/p>\n\n\n\n<p class=\"\">A m\u00e9s, el P091 es desenvolupa en 5 tipologies (A, B, C, D i E), amb variacions segons acc\u00e9s i posici\u00f3, incloent-hi un habitatge en xamfr\u00e0. Aix\u00f2 permet enriquir l\u2019oferta sense trencar la coher\u00e8ncia est\u00e8tica del conjunt.<\/p>\n\n\n\n<p class=\"\">A nivell d\u2019imatge, el conjunt est\u00e0 pensat per llegir-se com una unitat: volums clars, llenguatge contemporani, continu\u00eftat de fa\u00e7ana i una materialitat que transmet ordre i serenitat. Aquesta consist\u00e8ncia \u00e9s clau per a la promoci\u00f3: ajuda a crear \u201cmarca de producte\u201d i facilita una comunicaci\u00f3 comercial neta.<\/p>\n\n\n\n<p class=\"\">I aqu\u00ed entra un factor determinant: els renders d\u2019alta qualitat. Al P091, les visualitzacions permeten vendre el concepte abans de construir-lo, mostrant fa\u00e7ana, interiors i patis amb piscina amb un nivell de detall que aporta confian\u00e7a a clients i immobili\u00e0ries.
