Lloren\u00e7 Brunet Arquitectes has designed a 425 m\u00b2 Mediterranean home that combines design, comfort and renewable energy generation with one of the most demanding efficiency certifications in Europe.<\/p>\n\n\n\n

VOLTOR is a passive house certified Passive House Plus<\/strong> in Port de Pollen\u00e7a, Mallorca<\/strong>. A 425.09 m\u00b2 single-family home with a swimming pool, organised over a basement, ground floor and first floor, it was born from a very specific idea: to show that a home with high energy performance can also be open, bright, serene and deeply Mediterranean.<\/p>\n\n\n\n

There are projects in which efficiency appears as a technical layer added at the end of the process, and others in which it is part of the architecture from the first line drawn. VOLTOR clearly belongs to the second group, and achieving the Passive House Plus<\/strong> seal confirms it: comfort, responsible consumption and architectural quality stop being independent goals and become a single strategy.<\/p>\n\n\n\n

The importance of reaching the Passive House Plus<\/strong> level goes far beyond adding an efficiency label. This standard requires thinking of the building as a complete organism, in which orientation, compactness, insulation, airtightness, solar control, ventilation, installations and renewable production must work in a coordinated way.<\/p>\n\n\n\n

The result is measured not only in reduced consumption, but also in the thermal stability of the interiors, air quality, silence, the absence of draughts and a constant sense of comfort throughout the year. What is the Passive House Plus certificate?<\/h2>\n\n\n\n

Passive House Plus<\/strong> is one of the three certification classes of the Passivhaus<\/a> standard, defined by the Passive House Institute in Darmstadt. It certifies that a building combines minimal energy demand with renewable energy generation on its own plot, verified through an energy balance and on-site tests. In other words, the house uses very little energy and also produces energy.<\/p>\n\n\n\n

The starting requirements are those of the Passivhaus standard in any of its classes: a maximum heating demand of 15 kWh\/m\u00b2 per year (with an equivalent limit for cooling), airtightness verified by a pressurisation test of at most 0.6 air changes per hour at 50 pascals, and stable thermal comfort throughout the year.<\/p>\n\n\n\n

The Plus class adds two requirements to Classic: renewable primary energy (PER) demand cannot exceed 45 kWh\/m\u00b2 per year, and the building must generate at least 60 kWh\/m\u00b2 per year of renewable energy, calculated on the building footprint, usually through photovoltaics.<\/p>\n\n\n\n

The certification is not self-declared. It is verified by a certifier accredited by the Passive House Institute<\/strong> on the basis of the building’s energy balance (PHPP) and the airtightness tests carried out on site.<\/p>\n\n\n\n

That VOLTOR has reached the Plus level means, in practice, that the home needs very little energy to stay comfortable and also produces renewable energy where it is consumed. Few labels in the sector offer that traceability.<\/p>\n\n\n\n

The project report explains that the architectural proposal is built from the location and orientation within the plot, responding directly to the characteristics of the surroundings. The proximity of other buildings could cause a significant loss of privacy, so the response was not to close the house off, but to carefully organise its views.<\/p>\n\n\n\n

VOLTOR adopts a compact volume that occupies practically the whole buildable width of the eastern part of the site and frees up to the west the true domestic heart of the plot: the garden, the swimming pool and the sun terrace. The house is thus protected from outside eyes and, at the same time, opens generously onto a landscape of its own, more intimate, controlled and liveable.<\/p>\n\n\n\n

That decision also organises life inside. The ground floor concentrates the daytime area and is planned as a wide, permeable sequence of living room, dining room and open kitchen. The spatial continuity lets light run through the rooms and keeps the garden always present, while the porches extend the house towards the pool and blur the boundary between inside and outside.<\/p>\n\n\n\n

At the opposite end there is a double bedroom with its own bathroom and, next to the service areas, the laundry and the plant room.<\/p>\n\n\n\n

The upper floor holds the night area, with two double bedrooms with bathroom and dressing room, plus a master suite conceived as a more complete piece, with a study or antechamber, dressing room and bathroom. All three bedrooms open onto a terrace facing the pool, reinforcing a coherent visual relationship between both floors.<\/p>\n\n\n\n
