A refurbishment that brings an existing residential building up to date while respecting its architectural identity and its relationship with Plaça de na Camel·la.

Facing Plaça de na Camel·la, S’Hípica involves the refurbishment of an existing multi-residential corner building between party walls, without altering its original volume. The intervention focuses on the ground-floor commercial unit and two homes on the first and second floors, retaining their existing uses while strengthening the building’s urban character.

Relocating the staircase alongside the eastern party wall frees the front bays and creates more open, light-filled and connected interiors. In both homes, the daytime living spaces face the square and extend onto balconies, while the principal bedrooms look towards Carrer Verònica and benefit from private terraces. The flat roof also accommodates a solarium connected to the upper residence.

The design preserves the elements that define the building’s identity: the stone plinth, the soft pink rendered façades, painted timber Mallorcan shutters, the existing metal balcony and the balustrade crowning the roof. The arrangement of openings and balconies retains the rhythm of the façade facing na Camel·la, integrating contemporary needs without erasing the traces of the original architecture.
