TOWN-PLANNING JUSTIFICATION

The analysis of the site of the plot, located within a historic urban grid of narrow streets and “free” layouts up to the very corner where the Riera turns noticeably, gaining dimension, between recent works of private property that are not very sensitive to the surroundings, with the very peonised layout of the Riera serving as the opening point of the town centre to the sea and as a “square” for the adjoining buildings, many of which are used for commercial purposes.

In order to locate the building in this place, an envelope aligned with the roads was designed, without overhangs, with a roof profile that hides blind party walls and enhances the urban perspective towards the sea as well as the uniqueness of the building itself as a facility.

The proposal is recreated in the kindness of the materials of the envelope to minimise the impact of the construction and to create a “symbiosis” or a connection between the pedestrian, the promenade space and the facility itself.

ARCHITECTURAL PROPOSAL

The building envelope is parameterized on the basis of a vertical structure with a module of 1.35 m between floors, which is covered with a wide range of solutions depending on the use, orientation and placement in the complex, and technical and urban efficiency.

A building is designed with high bioclimatic or environmental efficiency, with passive systems for air renewal, cooling and heating, and with controls and sun collectors combined to provide electricity and naturally pre-treated hot/cold air. The choice of materials, both structural and cladding, also provides a much higher sustainability index than conventional (or usual) building materials.
